Merry Christmas and a happy New Year to all the Agents Diary readers, be you buyers, sellers, much-maligned agents - or just another time-waster.
The market prediction survey is ending. Last count showed those expecting a rise (including my bean counter boss) 2%. Fall 82%. Stay the same 10% and haven't a clue (me) 6%. A few agents have left my town, a couple permanently, a few have opened up - and I'm still here.
Those of you wanting to carry out a - no cost -charitable act, might forward the Blog link to friends in your e-mail address book and broaden the readership. Those who have a book token to spend in the new year might like to add their details in the register with Agents Diary address box on the right of the screen, as I finally hope to have the Secret Agent book available to buy/download in 2011.
Thank you to all those who have bothered to leave a comment and a kind word - agents don't get many - during the year. I'll be back in January unless the lottery numbers come up.
S.A.

Perhaps next Yule for your book then?
It'll likely be the closest I get to buying a house...
Best wishes for the new year and your always funny blog.
Interesting and entertaining reading over the course of the year. Keep up the good work.
Merry Christmas and Happy New Year to you and yours!
I've been enjoying reading your blog for some time now, since the days you were in the Sunday Times. Keep up the good work in 2011 (the writing not the sales). You have a talent for writing. You should turn your hand to a different subject matter perhaps to enable that new career you crave. As a former estate agent myself I've lived every moment you describe. It's a cursed job at times but remember the grass is always greener!
SA, from a long term reader, always a pleasure to read your latest post. You certainly do have a talent, and I'll be buying your book when it comes out - I've been looking forward to it since your article in the Observer.
Have a great Xmas and a happy new year,
Scott.
Only just discovered your Blog, but I love the tone and content. Look forward to reading more in 2011. All the best, Les.
Happy Christmas and a good start to 2011, SA. I do enjoy reading your blog and I look forward to your take on events next year.
Jaundiced
As a now retired Estate Agent of some 40 years at the front I, like the previous contributor, have lived through every secenario you describe and more you have yet to experience.
However let me say that after a couple of years out in the pasture I look back on my time with a cetain amount of fondness and nostalgia.
Please keep up your highly amusing and entertaing blog. Can't wait for the book.
All the best for 2011.
Mike
Hope you gonna keep you great work.
Wish you a happy new year.
